As per the sources available to www.propertykhazana.com, in Hubli and Dharwad the property snatchers have put their eyes on the path of farming lands which are available on the outer edge for contemptible rates and at the same time the twin cities are hosting with some illegal layouts. These lands are rehabilitated into commercial plots without the NA or any other agreements from the concerned authorities and are being sold out to the innocent people.
Speaking on the issue with www.propertykhazana.com HDUDA commissioner RN Shanbag said that “Such illicit layouts have come up on the outskirts near Kelageri, Muruga Mutt and Hubli-Dharwad Bypass road. Purchasing the lands from the farmers is not that easy, the illegal property developers take the power of attorney before changing the land into commercial plots. Legally one is allowed to convert 55% of the total land into commercial plots and illegal developers take the utmost utilization of the properties. Illegal developers are not leaving the space for even gardens, parks and for other public amenities and also builds the roads with just 15-20 ft width in place of 25 ft which is compulsory.”
Shanbag also added that most of the peoples are falling as victims to such illegal layouts because of low price sites where NA sites are measured 30/40 Sq.Ft site rated at Rs. 4-5 Lakhs and the illegal developers sells for Rs.2-3 Lakhs for the same measurement. And he has informed the illegal builders to take away the development works in such illegal layouts within the week days or else to face the legal actions. Before buying the property the civic must ask for the documents relating to the survey numbers, NA agreement and Layout map from the UDA, authorization certificate and also the transfer letter of layout to the local body.
