Commercial property’s rental rates have been boosted up in Chandigarh, therefore forcing the small developers to move to other regions. Many unfilled sites in Sector 8 & 9 are been hiked. Realty consultant said to www.propertykhazana.com that, “The scale for rentals are multiplied from couple of years and rentals have risen by 100% since the previous year. The rent for retail area in Sector 8 on Madhya Marg was about Rs. 3.5 Lakhs in the last 4-5 years; at present it has hiked up to Rs. 17 Lakhs and forthcoming sale will further increase the rentals significantly.” Rent of 8500 Sq.ft retail area will appear to be Rs. 13 Lakhs for the ground floor and between Rs. 4-5 Lakhs for basement and first floor. Multinational companies are occupying the entire retail area on rent rather than independent floors and Sector 17 has equal demand.
Recently, retail area was rented by a sweet shop in Sector 17 to a clothing chain for Rs. 17 Lakhs per month. In a verbal communication with the www.propertykhazana.com, an association president said that, “In recent times, the accessibility of the empty office spaces in these sectors is 16%, which won’t be a good source of income to the landowners and tenants.” In other sectors 7, 26 & 35 rents is nearly half the rates at Sectors 8, 9 & 17 and this is forcing the small and medium endeavors to move to low-priced localities or inner markets of these sectors.
