India is witnessing unprecedented growth and the real estate sector is booming if you take a long term view.
The IT sector is in the forefront of this boom, almost driving it. The last few years has seen double digit growth consistently for the last few years. Consequently, the employees of the IT sector are the main investors in urban cities, who are slowly wising up to the realities of investment in the real estate sector, which is the preferred hedge against inflation besides gold.
Salaries in the IT sector are among the highest in the market, with the possibility of further increase. In fact so good is the salary structure, that many NRI’s and expatriates are shifting base to India. With taxation at 30%, it is inevitable that the employees would think in terms of tax planning and investing in multiple options, instead of ‘putting all eggs in one basket’. The intelligent employee now plans big. In an interview with prospective investors who are all IT sector employees these were their views: At an entry salary of Rs 20,000 at the minimum, they should buy their first flat before they are 26 years old.
As they move upwards, they plan their second house before they are 32. The idea behind this being, to neutralize the tax outflow through payment of interest, which is tax deductible up to a point. The second home or flat as the case may be, should pay for itself through the rents received from it. It should cover the principal and interest payable. The smart investor looks for property for the second home, in a remote area where the flat would be cheap, with potential of considerable capital appreciation and it being within his salary capacity.
There is another school of thought among investors, that if only capital appreciation is required, and then it makes better sense to invest in a plot, where the capital appreciation would be very high. Besides the above, there is also another group who invest in exotic holiday destination or hill stations, not only for investment, but also for their personal enjoyment.
The growth of many time-share companies, who sell one week packages as an investment option, is an outgrowth of this investment. Yet again there are many canny investors from Bangalore who invest in farm plots in neighboring Tamilnadu as it is hardly 40 Km away. It is certain that this would yield rich dividends in the coming years. If they are transferred or re-locate , then they would simply rent it out.
The middle class in India never had it so good.
