Government gives the norms for the redevelopment works in South Mumbai

As per the sources available to www.propertykhazana.com, the Maharashtra Government had given the notice M/S 37 (IA) of MRTP Act on suggesting amendment to Development Control Regulation 1997 to encourage cluster type of redevelopment for the old aged buildings in South Mumbai (Island City).
Government had given plans and modification in its notification saying the Congested South Mumbai should be redeveloped and it give way for proper transportation which is the every day need presently. If cluster development is proposed properly than it can give the infrastructure and brand new buildings to live in. For redevelopment minimum plot locality is been set and it is not less than 4000 Sq.Mtrs, while the FSI 4 which is allowable under DCR 1991 and is now intended to be distant. Permission of the State Government is compulsory for utilization of FSI 4 to fulfill the condition of minimum locality of 4000 Sq.Mtrs. Many buildings have to be joined which is difficult or if not the developmental authorities cannot solve the other requirements to examine.
The minimum size of the housing unit is kept at 300 Sq.Ft carpet area and this supplies shall be valid for cluster type redevelopment for confidentially owned buildings, ceased buildings and for the buildings which belongs to the State Govt. and for the Municipal Corporation of Greater Mumbai. So as per this many parties and agencies are concerned to make all of them to agree for joining their buildings is a long haggard task.
On the other side for the redevelopment of the buildings it is essential to have the registered deed of conveyance, transfer, assignment of the lease. The properties must have clear titles and marketable and it is sensible that all the building societies of the cluster development must have their own architect to suggest the members about the rules and permissions for the redevelopment. The society must also determine about the permitted built up area by using T.D.R.
